1. All reservations require a 20% NON-Refunable deposit. Final Payment is due 8 weeks prior to your arrival.
2. All reservations made within 8 weeks of your arrival are to be paid in full at time of booking. Entire reservation amount is NON-Refundable in this scenario.
3. Sunshine Orlando Villas will not be held responsible for Villa Owners / Management Companies failing to update availability calendars or unit listings.
4. All Listing information on sunshineorlandorentals.com is deemed reliable, however, we will not be held responsible for discrepencies or misrepresentation in listing information.
5. If we are forced to move your reservation due to a calendar not being updated, or due to unforseen circumstances, we retain the right to move your reservation, penalty free, into another home of similar size and standard, judgement on whether the home is comparable will be the sole discretion of a Sunshine Orlando Villas Manager.
6. In the unlikely case that Sunshine Orlando Rentals cannot fulfill your Vacation Villa needs, a full refund will be credited to your account.
7. Under no circumstances will compensation be issued to the guest in the case of a cancellation / relocation of a reservation.
8. Sunshine Orlando Rentals accept Visa and Mastercard as forms of payment. Also accepted are personal checks, money orders, wire transfer, cashiers checks, certified checks and debit cards which carry the Visa / Mastercard Logo.
9. For all Wire Transfer payments, a $25 procesing fee will be added to your total.
10. Any amendments made to a confirmed booking will be subject to a $50 administration fee.
11. Minimum stay is 3 nights, subject to availability, season and homeowners discretion. Sunshine Orlando Rentals reserve the right to cancel / relocate any reservation under 7 nights in High Season,.
12. Stays under 5 nights will be subject to an additional cleaning charge, please see cleaning charge rates
13. All Final Payments must be made at least 8 weeks prior to your arrival. Final Payments are the responsibility of the guest.
    
14. Any reservations that are outstanding less than 8 weeks prior to your arrival may be treated as cancellations, in such a case, any and all monies would be forfeited.
15. All units listed on www.sunshineorlandorentals.com are stricly NO SMOKING. There can be no exceptions to this rule.
16. Pets are not allowed in any homes listed on this site, unless where specifically stated in the unit description, and writted confirmation is gained from a Sunshine Orlando Rentals member of staff.
17. Guests caught smoking in units, or with unauthorized pets will be ejected from home without compensation. A charge may also be applied to your Damage Bond.
18. BBQ's should only be used outside the screened pool enclosure, guests are solely responsible for any damages resulting from the misuse of BBQ's.
19. It is the responsibility of the guest to ensure that BBQ's are left clean, if not this can occur a charge.
    
20. Pools are cleaned and chemically balanced once per week. On some occasions it may be nessecary to add extra chemicals, requring the pool not be used for 12-24 hours. If you have any questions about the cleanliness of your pool, please contact the local management company on the number provided.
21. Pool safety fences should be left erected at all times for the safety of those in your party.
22. Under no circumstances should children be left unsupervized whilst using the pool, spa or games rooms.
23. Clothes, food, drink and other items should not be left in the spa.
24. Sunshine Orlando Rentals does not accept any responsibility for injury whilst using any of the facilities, including pools, spas and games rooms.
25. Florida is a tropical state, and as such, insects such as ants are occasionally inevitable, and are not cause for complaint. The homes are treated for pests periodically, and are professionally cleaned. If insect presence is excessive, please contact your local management company on the number provided.
26. Neither the agents or owners accept any responsibility for injury, damage or loss sustained by any member of the party, or by any persons entering the home during your rental period.
27. Information and prices shown on Sunshine Orlando Rentals website is deemed accurate, but may have changed by the time you book your stay. Every effort is made to ensure the website is kept accurate and up to date, however, regrettably errors do still occasionally occur.
28. Check in Time is 4:00PM and Check Out is 10:00AM. There can be no exceptions to this. Late departures will be billed at $50 for the first hour and $25 for every hour after, this is deducted from your damage bond.
29. The home is to be left how it is found, an excessive amount of trash, or cleaning required of the home after your departure may be cause for a charge (up to the management / owner) to be deducted from your damage bond.
30. The minimum age for reserving one of the homes on Sunshine Orlando Rentals is 21 years or older, if you are under the age of 21 years old you must be accompanied with an adult.
    

Damage Bond

All reservations require a fully refundable $300 check damage bond, to cover all damage and losses in the home, whilst it is under your occupancy. The bond is fully refundable within 28 days of your departure, and with confirmation from the local management company that the home has been left in an acceptable condition.

Sunshine Orlando Rentals requires a $300 check / money order to be mailed to our office address, the check is then cashed and then once you have departed your vacation home and it has been checked for any damages a company check will be mailed back to you.

If you are booking and you do not live in the United States, we still require a money order, or a bankers draft in order to complete your reservation. A security deposit is required for every booking made, failure to send a security deposit will result in a loss of your full balance.

Any charges made to your damage bond will be accompanied by photogrpahic evidence, as well as a written statement.

The security deposit is due no later than 7 days before your arrival date, this gives time for the check / money order / bankers draft to be cashed and for us to receive the necessary codes for the home, failure to do this will result in not recieving any details about the home, and at a loss of full payment or any days missed due to not receiving the codes.

Pool / Spa Heating

Pool and Spa heat costs are non-refundable. It is understood that should the outside temperature drop below 55 degrees farenheit, the pool heater may shut off. If the pool heater is found to be faulty during your stay, and the local management company attests to this fact, pool heat fees will be refunded to your account for the days that you did not receive.

Cancellation Policy

Cancellations should be made in writing, and either emailed or mailed using the information found on the contact page

In the Event of a cancellation, the follwing charges apply:

Up to 8 Weeks prior to your arrival date - Loss of your deposit.

Less than 8 weeks prior to your arrival date - 100% of rental amount.

Please ensure that you take out travel insurance, in most cases, travel insurance will cover the cost of cancellations.

1. The Owners, Agents or Management Companies will not be held liable for loss or delay caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, technical problems, weather, transport, aircraft grounding or closure of airports.
2. All homes listed on Sunshine Orlando Rentals are of the highest standard, however, in the unlikely event that you are unhappy with anything, please contact us so we can try to resolve the situation for you.
3. All Homes listed on this site are under the management of a company local to them, who reserve the right to change, without notice, fixtures, fittings and general decor as part of ongoing development and maintenance of the home. Sunshine Orlando Rentals will not be held responsible for errors and omissions in lisings as a result of this.
4. In the unlikely event that your reservation must be cancelled or changed, we will inform you as soon as possible. We reserve the right to change or cancel any reservation at any time, and will only be held liable to refund monies already paid by you, the client. No compensation will be issued.
5. All homes are maintained by local management companies, Sunshine Orlando Rentals will not be held responsible for malfunction of any part of the unit, including pool equipment, Air Conditioning units, garage doors etc.
6. Guests are responsible for all damage and missing inventory items during their stay, these items can include linens, computer games, billiard balls. The guest will be solely responsible for the cost of replacement or repair.
7. Guest liability is not restricted to the Damage Bond amount, any costs that are over and above that of the damage deposit will be obtained by legal action.
